Religious, Educational, Charitable, Scientific, Literary, Testing for Public Safety, to Foster National or International Amateur Sports Competition, or Prevention of Cruelty to Children or Animals Organizations
"religious" "educational" "charitable" and "scientific" sound like they would be easy, but you'd be surprised what you can't get away with.
Religion would cause too much public controversy if the media caught wind of it. Scientific would be hard considering how non-scientific most trancers I've met are. Educational is difficult given the government's idea of "education".
The easiest thing to do would be to make the proceeds go towards something which everyone agrees is charitable. For example: Providing the means for gifted inner city youth to express themselves artistically (musically, visually, etc...)
On the other hand, I just saw online that MAPS is a 501(c)(3), so if our organization just gave all of its net revenue to MAPS, I don't see why we couldn't also be 501(c)(3) |

There are some people in CA that are doing this already and have the land and everything...
The place is called "Perma burn" basicly its a co-op of burning man type people who are setting up a year round burning man community in CA.
I helped them with there 1st event that happened at the spot called 1st ashes. It happened the same weekend as Gemini so there was like 20 people out there with 1 art bus with the sound and stage built into the side of it. The land is rugged to put it lightly its basicly passture land for cows in the desert, lots of sagebrush and rocks. It is there and they are psytrance lovers so we could have a head start here. The guy I was talking to was going by the name Badass scenestealer or something like that. If your seriouse I can get you his info if you PM me here.

Its nice to see music enthusiasts discussing Intentional Communities. I recommend you dive into the information on this site: http://www.ic.org/
Also, since Open Source was mentioned....why not start out with a (psy) Hacker Space in a small town or city? You don't need to wait as long to get started, and you will get valuable community organizing experience that will be really handy in getting those 5-10 investors to trust you with their money...

This thread makes me very happy.
I've been consciously envisioning something of this nature.
Shasta seems like the big winner to me, personally.
But something near Sedona Arizona would be a close second also.

I'm all about this sort of cc movement. And I could really see this happening. So lets bring it to life.
There are a lot of people in the psy familia that are already acquiring necessary resources... even as i write this.

Finding this thread is dizzying. Because of my position with Permaburn, I have been introduced to a lot of people who are being drawn to create an intentional community for self expression and tolerance that we can call our own. Private property seems to be the closest thing available to satisfy our needs.
Permaburn is one such start-up. Located right on US395 ( very private, not visible, 4 mile driveway and surrounded by BLM), 60 miles north of Susanville we have purchased 640 acres, a full section of land for a very low price and are selling lifetime memberships for only $200. We are looking for a thousand camps with any number of members sharing a camp. We are promoting the camps build semi-permanent structures that can be readied for an event in a short amount of time. The camps can then leave the non-weather sensitive improvements they have made in place until the next event.
The property has an event site that will hold tens of thousands of people in addition to the camp areas. Both Shasta and Lassen are visible from the property and the property itself seems to be a caldera bowl at the top of the world. We own the entire skyline as viewed from the event site.
We are researching the entity types best suited for our endeavor. The property has been secured (purchased) by a benefactor so we have time to put this together. All monies received will be used for the purchase of the property and the building of our city. While our final entity may not be a non-profit due to legal hoops, we will operate as a non-profit and all monies will be spent to build the city. No individual will profit.
This projects motto is "Not for profit, for each other".
We have addressed the questions of tolerance (we are different) by creating eight tribes of 80 acres each who will make all their own rules and manage their own members. The tribes can choose to work together or not. The camps within a tribe can also join forces and pool their money to build things larger than a single camp could build on their own such as water systems or power systems. All membership money will be used to purchase the property and then for member services and all camp fees (if elected by a tribe) will be pooled and used by the camps of that tribe, within that tribe.
Property taxes are low. We expect the first 2000 members will purchase the property and with that number of members our current property taxes add up to a buck fifty a year per member.
We are doing this now, it is real. The low membership fees will purchase the property so please throw in your $200 and become a lifetime member today. You will always have a place belong and you can build anything you desire or nothing at all. As a member you can camp as long as you want on common property and take your things with you when you leave. Over half our property will be designated common areas to be enjoyed by everyone. www.permaburn.org.
Nothing more is required as the people who build will build and the people who make art will make art and the people who party will show the rest of us how to party.
Contact me or contact the webmaster of our site and get on the update list. Better yet jump on board and become a founding member. A founding member is one of the first 2000 members who's money actually helped purchase the property. We are going to ensure that founding members are always treated special because without the founding members purchasing the property this would not be possible for the thousands that join later.

If you live within 400 miles of Burningman you should join this movement because of proximity. If you can get here sometime every couple of years you should still join because the membership is a lifetime membership and the membership fee is minuscule compared to where Permaburn will be in ten years.

So the Ranch I posted about above is being sold by CB Richard Ellis Realty company. The number on the realty sign is 602 735-5000, and the realtors name is John Amory. It is 23 acres according to the sign. Here's the google map:

If anyone is interested in actually moving forward with this idea, then the Circle Bar Ranch would be an excellent place to start. It's an hour or less from Sky Harbor International Airport, 20 minutes from the nearest suburb (grocery stores, gas stations, a few restaurants), as well as Fort McDowell Casino and Resort (nice large hotel, a few restaurants, a casino if you're into that kind of thing, etc.). The land should be able to support a few people (maybe 20 total) living there full time, but you could host over a thousand for events (w/ the right logistics). You'd also likely have the support of a large and dedicated crew of experienced promoters, DJs, VJs, artists, and technicians to help make the events run as smoothly as possible.
