Good ideas.
Good technical skills.
Good gear.
Lots of free time.
The knowledge of what exactly you want to achieve.
Maybe a lot comes from improvisation and experimentation but i believe a tight ("perfect") track should be all conceived in ones mind before landing it to sequencer.
